When buying or selling a property, there are many things you need to consider, not least of which are the legal requirements that accompany any transaction involving a residential property.

Buying or selling a property can be very daunting and extremely stressful. Let’s face it, it’s probably the largest and most significant financial transaction most of us are ever likely to make. So it’s comforting and reassuring to know that someone capable and efficient is on your side and acting in your very best interests.

For many years we have been acting on behalf of clients in the South Devon area, and as a result we have an extensive knowledge of the residential property market and have built up excellent relationships with local estate agents and related agencies.

There are many potential pitfalls awaiting us when we buy or sell a property and it is our job to guide you safely through the process. We strive to keep you fully informed at all stages of the process to shoulder the burden of conveyancing and alleviate the stress.

EPC (Energy Performance Certificates)

It is now compulsory when selling most homes for the seller to provide an EPC to show to potential buyers containing advice on how to cut carbon emmissions and fuel bills.

The person responsible for marketing a property must have commissioned an EPC by the time that the property is on the market. As soon as you have received the Energy Performance Certificate you must provide potential buyers with a copy.

The 'permitted period' is either 14 days following the request for copies, or, if later, the day on which a payment for copies is received.

Almy & Thomas are able to commission an Energy Performance Certificate on your behalf.
